PROJECT MANAGEMENT

Project Management is the overall planning, control and co-ordination of a project from inception to completion aimed at meeting a client's requirements in order that the project will be completed, on time, within authorised cost and to the required quality standards and function.

Project and Construction Management of all the functions of the development team throughout the project, including definition of the client's objectives, carrying out economic and viability studies, establishing cost parameters, advising on consultant appointments, monitoring the construction, managing the commissioning and handover and certification of final accounts on behalf of the client:


Liaise with consultants in advising the client on structural and other surveys, soil investigations, valuations and models Co-ordinate the preparation of initial viable studies
Liaise with funding institutions, ground landords & agents on financing, acquisition or disposal of land & property and organising fitting out contracts. Co-ordinate the activities of legal agents and obtain a full understanding of all contract and direct consultants accordingly.
Advise the client on terms of consultant appointments and fee structures and monitor the performance of consultants in the performance of their duties. Co-ordinate the preparation of the design brief, incorporating any changes & obtaining client authorisation. Ensure  consultants review buildability & technical design of proposals
Establish channels of communication between project team members incl. convening & chairing all principle project meetings & distribution of information. Prepare & maintain a master programme to record principle activities & critical dates.  Advising client of changes, recommending appropriate action & obtaining authorisation.
Monitoring the consultants in the preparation of the budget costs, & maintaining a master cost plan, incl. advising client of alterations required & obtaining authorisation for changes. Report  forecasts of final costs, incl. costs of variations & cost implications of extensions of time & forecast completion dates, incl. checking & applications for payment.
In conjunction with consultants, arrange for the preparation and maintenance of cash flow forecasts and statements for monitoring project expenditure. Co-ordinate & support negotiations with Planning & Building Control authorities, incl. checking that consultants implement & deal with any conditions attached to consents.
Decide  the extent of design & spec, list of tenderers, selection procedure, tender analysis & prep. of tender report.  Co-ordinate preparation of contract documents. Arrange for placement of orders for long-delivery components. Co-ordinate consultants in provision of information, providing supervision and fulfilling contractual obligations.
Liaise with consultants and contractors, arrange hand-over after operational tests and full commissioning of services including the delivery of the Health and Safety file Procure  drawings, specs or other documentation required for marketing or contracts & checking tenants fitting out is monitored &  implementation & completed works comply with client regulations & approvals.
